My husband and I recently purchased and completely this house and yard. It is 1200 sf and was built in 1964. It is part of a four house community that used to be a family compound. The house hadn’t seen much updating so we took it on with the help of Fairbank Construction and Montes Construction LLC. The interior was gutted to the studs because asbestos was in the wall texture and joint compound. There was no insulation in the walls so this gave us the opportunity to insulate thoroughly. Only one wall was moved and that was to create a full bath off the primary and thereby an en suite. We decide to make the house as eco friendly as we could so the oil fired heating system was replaced with an electric heat pump HVAC system. We installed a hybrid hot water heater, all appliances are energy saver and the lights are LED. The existing aluminum frame windows were replaced with efficient Milgard fiberglass windows and solar panels were installed on both roof planes as well as on part of the garage. On the back of the house over the deck and between the house and garage, Montes Construction created a partially covered pergola system which provides protection from rain but allows sunlight in the house. The yard was regraded and rock and concrete retaining walls were built. Beautiful old growth rhodies were transplanted on the site and a water feature was added in the front yard. We’ve planted an olive grove and a dwarf fruit tree orchard. There is also a large area dedicated to raised bed planters and a greenhouse. It’s been quite the transformation garnering much attention as the curious drive by.
